Check out page 5 of this. It's some draft plan for the redevelopment of Richmond Rd. Tolka is marked as an area under zoning objectives as: To preserve, provide and improve recreational amenity and open space.

Does that reduce the value of the land?

Not sure, I think the plan was always to have recreational space there.

Hope it does though

Hugely. i would imagine land zoned like that is only worth a fraction of what it would if zoned for residential use.

It seems the land could be rezoned in the future but you're talking about 2010/11 at the earliest. Is this the reason why the developers buying Tolka don't seem to be releasing any more funds to Shelbourne?

Grim reading for SFC. No wonder F.Flood et al walked away. Here's my take on it

http://thebohs.com/forum/viewtopic.php?t=992

there is 8 weeks for submissions from the public then there will be a manager's report. Will be intersting to see if Oily has anything to add..

Would Shels have enought money left to upgrade Santry Stadium to EUFA Licence standard? They have plans to knock down the terracing in Santry and build corporate boxes and a new bar.

My favourite bit from Bad Mongo's post on gypoweb - "I’ll leave it at that as I am sure there will be more in-depth discourse on this very topic over on Shelsweb." :D

And if you go to Shelsweb they seem to think this is good news.

Low density = low selling price = lower price for sale of lease.

No change there so.

Tolka Park hasn't been very densely occupied lately, even on Shels matchnights.;)

Obvious I know but I couldn't resist

Yep High density is where the money is. It will be great news for the residents of Drumcondra though. Funny how planning is done sensibly in Bertie's back yard eh?

iirc the Irish Athletics people broke off talks with Shels about Santry a couple of weeks ago due to Shels financial situation.

I can't see them going into there

Shels to Tallaght then?

Shels to Tallaght then?

Once we've seen off the Thomas Davis bigots it'll be a straight race between Shels and Pats for the second spot in Tallaght.

There was something posted on boards.ie about the talks between Shels and Fingal breaking down. However I think this has been denied by Shels, with Olly Byrne saying they are hoping to hear news about their move to Santry before Xmas. If it doesn't come off, I expect Shels to go to Dalymount. Whether in the long term Bohs would let them rent their spanking new facilities in Harristown is very debatable. As regards Pats to Tallaght, I doubt it.

I wouldn't let Ollie into Dalyer.
A. He'd probably have some excuse for not paying the rent.
B. He'd claim squatters rights.

WAR, surely you're not suggesting that the builder owner of Pats will want to move away from Inchicore, especially not now he can offer a remaining presence on Emmet Road in the form of McDowells as sop to the fans?

What builder/developer? ;)

He's not the owner of the pub. A "consortium" led by our chairman does... That consortium contains only one (separate) builder too.

The ground (or at least the long term lease on it) is owned by several people. None of which are builders. The club's majority shareholder is (thoughj not to the extent I previously thought, having looked into it more) Funnily enough the last 3 people who've talked to the board about "investing" have been builders. None of them hung around that long

Of course not. The two Pats posters below you have refuted that anyway. ;)

Tolka Park hasn't been very densely occupied lately

Planning restricts them to 1 person every 10 seats.

Neither Athletics Association of Ireland or Clonliffe Harriers have spoken to Shels about a move to Morton Stadium. As far as I'm aware, Shels have only spoken to the Morton Stadium Management Committee and Fingal County Council. I don't think talks have broken down either. Fingal CC more or less asked Ollie to come back with the proof of funding for his plans. That's fair enough you would think.
When that is done, Ollie will have to get agreement for his plans from the stadium tenants, Clonliffe Harriers.

On a slightly side issue to the Tolka Park redevelopment plan. I would suggest that Shels will be looking very hard at Tallaght as a base as it seems to be the best opportunity for them to get somewhere to call home even if it is sharing with Rovers.

What are the views of the Rovers support if this were to happen? Would there be a worry that the perception that a lot of the potential local support will choose Shelbourne due to their recent successful years?

Rovers have a huge head start in the area with youth team link ups, link up with the basketball team, basing their administration side of things there, people of Tallaght knowing (or believing) that Rovers will be coming for years. I think a move to Tallaght will feck Shels up. Even in Drumcondra their attendances are not great for a side who has cleaned up domestically over the last half a decade and enjoyed European progress. Moving miles away from there will only push them away from their core support and even further from Ringsend.
