    Tolka Park earmaked for low density development?

    Check out page 5 of this. It's some draft plan for the redevelopment of Richmond Rd. Tolka is marked as an area under zoning objectives as: To preserve, provide and improve recreational amenity and open space.

    Does that reduce the value of the land?

    Not sure, I think the plan was always to have recreational space there.

    Hugely. i would imagine land zoned like that is only worth a fraction of what it would if zoned for residential use.

    It seems the land could be rezoned in the future but you're talking about 2010/11 at the earliest. Is this the reason why the developers buying Tolka don't seem to be releasing any more funds to Shelbourne?

    Grim reading for SFC. No wonder F.Flood et al walked away. Here's my take on it

    there is 8 weeks for submissions from the public then there will be a manager's report. Will be intersting to see if Oily has anything to add..

    Would Shels have enought money left to upgrade Santry Stadium to EUFA Licence standard? They have plans to knock down the terracing in Santry and build corporate boxes and a new bar.

    Low density = low selling price = lower price for sale of lease.

    Tolka Park hasn't been very densely occupied lately, even on Shels matchnights.

    Yep High density is where the money is. It will be great news for the residents of Drumcondra though. Funny how planning is done sensibly in Bertie's back yard eh?

    iirc the Irish Athletics people broke off talks with Shels about Santry a couple of weeks ago due to Shels financial situation.

    I can't see them going into there

    There was something posted on boards.ie about the talks between Shels and Fingal breaking down. However I think this has been denied by Shels, with Olly Byrne saying they are hoping to hear news about their move to Santry before Xmas. If it doesn't come off, I expect Shels to go to Dalymount. Whether in the long term Bohs would let them rent their spanking new facilities in Harristown is very debatable. As regards Pats to Tallaght, I doubt it.

    WAR, surely you're not suggesting that the builder owner of Pats will want to move away from Inchicore, especially not now he can offer a remaining presence on Emmet Road in the form of McDowells as sop to the fans?

    He's not the owner of the pub. A "consortium" led by our chairman does... That consortium contains only one (separate) builder too.

    The ground (or at least the long term lease on it) is owned by several people. None of which are builders. The club's majority shareholder is (thoughj not to the extent I previously thought, having looked into it more) Funnily enough the last 3 people who've talked to the board about "investing" have been builders. None of them hung around that long
