Tis very simple. Pat's won't get to build anything over the Camac. For Richer to be developed to any kind of acceptable level it would involve turning the playing surface, Mr K to donate some of his current asbestos-roofed shed site to ground building. Use whatever ground the club own on the far side of the camac for some amenity use or as a planning gain for buidlding whatever hgh density flagship devlopment he has in mind.
There would maybe be enough room to build some kind of stadium similar to this 8k capacity gem from the Basque country.

to do this would require 40-50M in my opinon given the site constraints and the civil engineering work, an unimaginable act of altruism. If he does it I will tip my hat to him, much easier to throw something up for 20M out in the burbs.
the rezoning of his asbestos sheds from z6 to z14/z1 is hardly the news of the century.

Is he responsible for the half-baked plannign application for 126 apartments on the site that means Pats won't ever be able to expand in that direction?
I look forward to the unveiling of richer's redevelopment scheme- it will have to be ground breaking to make any sense-The world's first roof garden staduim perhaps?
Even I know the planning application for 126 apartments won't mean diddly squat, it's only the planning permission which will mean that. Plus which the Corpo like us (not the worker bees, the ones who look for votes).
As for turning the pitch to face the other direction, I have it on dodgy authority from someone who's worked on three LoI grounds but has been known to wind me up big time in the past that if we try piping over the Camac we'll end up with a big skanky streak down the middle of the pitch cos of different drainage conditions.
Not to worry, Special K will simply tell god to stop the river flowing, kinda like Moses did.

That's priceless that is. A DCFC fan slagging off another clubs stadium ambitions. Other than a mystical journey in to quantum end of the electromagnetic field, what infrastructural "plans" (and I mean this in literal terms) does Derry have? A new deep fat fryer in the chip van or a new motor for the rabbit? "Improved access" at the Brandywell is oiling the squeak on the dog traps.

There is a difference betwen "slagging off" stadium plans, and questioning how an extremely enclosed site is capable of being redeveloped. Not everything that questions something a club is doing is "slagging off"....
As for Derry's stadium plans, they are very well afoot thank you. This should help you keep up a bit better with life outside of Dublin....
