New stadium site is a bit out of the way though.
Its a better location than Diswellstown.
See Fenlon for Bohs thread for the article from the times.
It's all good.
€3m+ downpayment 'in weeks'; sponsor deal while stadium is being built; much, much better location, with proper transport infrastructure and fewer planning hassles.
I actually think people will be shocked tomorrow when the full details of the deal comes out. I have heard bits and piece's of it today and its not just Bohs selling for a quick million to pay of debts. The deal the board appear to have negotiated is unreal and the money starts coming immediately. Roll on the good times hopefully. Now all we need is a manager to spend the cash ;)
Come on chippie spill the beans, what have you heard.
From looking at the initial stuff on this it looks as if this may put Bohs out of sight financially of the other eL clubs. €4 million a year in the coming seasons before a penny of gate money/ fundraising- that's near enough double Shels current rumoured turnover once all that is added in. Very serious money indeed, and I can't see the other clubs being able to compete for long.
Very good for Bohs obviously, perhaps not so good for the league if we have a situation where one club carries all before it and the rest live off scraps.
Very good for Bohs, but let's hope they've got a plan for how to expand their fan base.
If they get used to that sort of money every year, it'll be a hell of a shock if they're back to playing to just a few thousand again in a new stadium. Non-football related commercial activity is important, but it's a bigger fan base that they need to sustain this all beyond the medium term. Shels tried a roughly similar philosophy (i.e. invest in success in the expectation of more support and European progression), before realising the crowds just weren't turning out for them to sustain it.
Yeah but unlike $h€l$ we will be able to buy class... :p

Dalymount to be sold in €65m deal

Bohemians get Dalymount Park offer: A dramatically improved proposal for the purchase of Dalymount Park will be presented to the members of Bohemians at a meeting in Glasnevin this evening with the committee set to unveil a package now said to be worth in the region of over €65 million for the Phibsboro stadium.
The deal, which is with the property developer Liam Carroll, whose group of companies includes the likes of Zoe Developments and Daninger Developments, is made up two elements with the club set to receive around €45 million in cash plus a 10,000-seat stadium on a site at Harristown, close to Dublin Airport.
The terms involved represent a huge improvement on those negotiated with Andorey Developments and approved at a meeting of the membership in May.
At that stage the club was set to receive some €26 million in cash plus a stadium in Castleknock similar in size to the one now envisaged off the M50 motorway.
Under the terms of the deal agreed at that stage, Andorey had 30 days in which to tie up the contract or Bohemians would be allowed to talk to other parties again. As it turned out the matter took longer than expected to conclude and Carroll, who had made a last-minute cash-only bid at the end of April, returned to the table with a new offer.
The price is believed to have risen substantially further during the talks that followed between the various parties until the current terms were finally agreed at some point over the last week or so.
Aside from the greatly increased amount of money on offer the deal is believed to provide a good deal more certainty for Bohemians than its predecessor.
Although Andorey had committed itself to making substantial payments to the club while it sought to have the 5.17-acre site rezoned, the final purchase was contingent upon the local authorities agreeing to the change of use.
There were also planning issues in relation to the proposed site at Diswellstown with a number of public representatives, notably Joan Burton of the Labour Party, making clear their opposition to the scheme and questioning whether the access to the site was of the required quality to allow it to proceed.
It is understood, on the other hand, that Carroll required only that Bohemians prove it owned the ground and that once this was done, which it has, he will take on all further risk relating to rezoning and planning.
Similarly the planning process at Harristown may prove more straightforward than had been anticipated at Diswellstown as there are no homes in the immediate vicinity of the site which is adjacent to a Dublin Bus depot.
However, this very remoteness - the proposed site, which is believed to belong to another property company with which Carroll is associated, Dunloe Ewart, is close to the Ballymun end of the airport and Sillogue public golf course - would appear to be a significant downside of the deal.
The new site itself is, at around seven acres, believed to be similar in size to the one Andorey was to provide although its precise proportions may depend on the car-parking requirements laid down by the planners.
It is envisaged the club could be playing football at its new home within five years but the financial benefits will kick in almost immediately with Bohemians due to receive around €3.2 million as soon as contracts are signed, which could well happen over the coming weeks.
The club would then be paid a similar sum each year for four years or until the new stadium is complete. Carroll has also agreed a substantial separate sponsorship deal with the club said to be worth the best part of €1 million over four years.
In addition Bohemians are on the verge of concluding another, much smaller deal for a parcel of land at the shopping centre end of Dalymount which should bring in roughly €1 million during the coming weeks.
All told, the money should provide Bohemians with an opportunity to take a huge leap forward in terms of its development. When contacted yesterday leading officials at the club declined to comment on the sale of the ground, saying that it was their intention to discuss the matter with the membership first.
When they talked about the original, smaller Andorey deal back in May, however, the club's honorary secretary Gerry Conway and president Gerry Cuffe suggested that the new ground would provide substantial opportunities to generate income from outside the game while the lump sum would allow Bohemians to build a more successful team, build an academy for the development of young players and invest money with a view to ensuring the availability of significant revenues long into the future.
It remains to be seen whether they can pull off such an ambitious balancing act but in a league where the largest turnover is currently only about €3 million (Shelbourne) it would certainly appear to be a remarkable opportunity.
This is all likely to be a major consideration for the club as it weighs up its options in the search for a replacement for former manager Gareth Farrelly who departed in the aftermath of the defeat by Shamrock Rovers in the FAI Cup last week.
While the bookmakers have stopped taking money on Pat Fenlon moving from Shelbourne it remains far from certain he is the only man under consideration and the possibility that the club might make an approach to Brian Kerr has also been floated.
It is apparently hoped an appointment might be made by the weekend.

Are you going to stop using that unbelievably sad $hel$ thing now?
Boh€mian$ - nah $h€l$ looks better  :D
Two quick points
1. If Shels are going to play in Santry they may have to reconsider now. Neutrals out that way will jump on the Bohs bandwagon and Shels will be left with only their lifers supporting them
2. Liam Carroll, the name sends a shiver down the spine. I hope all Bohs fans read as much as they can on Zoe Developments
People seem to be concerned about what affect this will have on the league but with the type of money they will have, they will be able to sign players from England who people are used to seeing on TV,which will in turn bring out more fans to matches.
RTE might even jump on the bandwagon to show off these players and cover more games or god forbid make a highlights programme worth watching.
45m would yield up to 2m a year in interest alone before include extra revenue from new stadium! That sort of money would get an english conference team withon sight of the Premiership. Bohs could pay people to attend with that money. Its great news for Bohs & location seems ok but would destroy the rest of the league.
I don't see why this has to necessarily herald in an era of Bohs dominance. The money would have to be spent wisely and a right balance has to be found. Shels have assembled a squad of tremendous quality yet won nothing last year. If such a squad can't guarantee success then Bohs will have to search abroad to build an even better one than that. They'll run the risk of bringing in over paid hasbeens like Farrelly or have to pay some top dollar to tempt quality foreign players here. I think it will be tough for them to enjoy full dominance even with the large wad of cash.
when someone in the family comes in to money its traditional to look after their poor cousins ...any chance!
bohs will probably blow all the money and at best reach the 1st round of the UEFA Cup. Shels have been leading the way for the league in Europe and everyone know its.
Every time a club sees its facilities improve it's got to be good news for the league as a whole, in my view. A nice 10,000 seater is surely a better draw than Dalymount for uncommitted fans. I'd be willing to bet, also, that Rosenborg's period of dominance dragged up standards in Norway as a whole, and now it is by no means the sure fire winner of that league. Finally, on fears that the other clubs will be swamped, I well remember when a whole bunch of Irish internationals started playing at Milltown and found the league a tougher nut to crack than they had expected. I reckon the deal is great news for the EL as a whole.
does any one , have any idea what pats ground might be worth?
not as petty as all the $$$$€€€€€ stuff
Bohs certainly look like they have a rosey and rich future. Its money the kind never seen in the league before. I wish them well with it and I personally feel that it could signal a turning point in the balance of Dublin club power. We had Pats in the 90's, Shels since, and now will Bohs storm ahead with the facilities and cash flow to support it. I think every fan in the league dream of deals like this.....
If I was a bohs fan, I'd have a smile on my face for weeks....
I know you can't pick an choose with things like this but the site is very far from the city, it's nearly twice the distance from town as Belfield. I think less money for a closer site would be better but I don't know if it's possible.
Having been to the site tonight, it is fine in my view. Its about 10 mins further than Dalymount and thats at 7pm driving there. Our core support of Cabra, Finglas area is all within touching distance. It is right beside the largest bus depot on the northside and it very close to a stop on two of the proposed metro routes. All in all a far better location than the first one. Also not too many green sites between Dalymount and the M50 now and not many we could afford.
Lastly the deal is expected to take between 3 and 5 years, no PP required for Dalymount at all, he will do that himself at a later date so only PP required for the new site. All monies paid in those 5 years are non refundable and trust me they amount to over 8 figures, so where Andorrey were giving us €2m non refundable, this is a different ball game.
This is what I cant understand about dublin teams and supporters, a 30 minute drive isnt going to kill anyone.
Oh the hypocrisy
All I can say is that I hope bohs don't squander the money. Think long term. Don't have some crazy plan for winning the CL by 2010. If we win the league we might be able to keep some of our players but I imagine if we don't win it all our top players will be Bohs bound. Heary will probably stay. And Dave Crawley might too:D
I've just returned from making money angels on the pitch in Dalyer.
65,000,000 big ones. Read em and weep boys.
Bohs relocation/deal is the headline on 2FM news.
ffs, obviously every non Bohs fan is jealous. Doesn't make overuse of the dollar sign any less gay
OK I'll stop using it. Enjoy supporting Hel
ya, just checked soccerbot.com there and Rosenborg are 3rd behind SK Brann and Lillestrøm SK - I wish Bohs all the best with there new found millions and hope ye spend it wisely, buy a few buses, paint them in bohs colours and use them to transport people to the new ground for a nominal charge. Spend money to make money - get a big fan base and your sorted. Get them young and theyll stay for years!
